MINIMUM HOUSE SIZE
The minimum above grade finished floor area for Bungalow plans shall be 2,000sf and for 1˝ and 2 storey homes it shall be 2,600sf. Please note - the garage area is in addition to these areas.

EXTERIOR FINISHES
Preference will be given to the use of architectural stone products, complimented by stucco, and/or pre-finished wood siding, and precast window and door surrounds.

Siding shall be limited to solid wood siding, such as that manufactured by Cape Cod Finished Wood Siding. No vinyl or aluminum siding will be allowed.

In no case will a home be constructed entirely of stucco, siding, or brick.

The colors of the stone, stucco, roofing, soffits, and fascias must be approved by Hedbern Homes.

ROOFS
Roofs shall have a minimum pitch of 7/12, and be designed so as to be dramatic in presence. Where possible, the use of dormers and gables of varying heights shall be considered.

Roofing products shall be of an architectural grade, equal to or better than the Renaissance asphalt shingle.

GARAGES
The garage shall not be the dominant feature of the home, and will be designed so as not to overpower the look of the living quarters.

Designers are encouraged to place the garage entries facing towards the side property lines, wherever possible.

In all cases, there shall be at least a double car garage provided with two 9' doors or wider.

HOUSE SETBACK
The minimum setback from the front lot line shall be 20 metres, and the minimum setback from side lot lines shall be 10 metres.

PLAN REPETITION
Hedbern Homes will, from time to time, develop home plans and make them available for sale. Hedbern's Plans may be repeated on site, provided no two houses have the identical combination of exterior elevation, finish type, and color. Further, there shall be a minimum of two lots between any two homes of the same plan, and no two similar homes may be placed opposite each other.

Notwithstanding the above, Hedbern Homes reserves the right to refuse to construct any home that it feels is not architecturally appealing.
