STEP ONE - RESERVE A LOT
Once you have selected your favourite lot you need to secure that lot while we work with you on steps 2 and 3. You do this by entering into a Lot Reservation Agreement that holds that lot for a period of time sufficient to accommodate the process of selecting and pricing a home. As a show of good faith and interest, a fully refundable deposit of $2,000 will accompany the Lot Reservation Agreement . Once a house is selected and an Agreement of Purchase and Sale entered into, the $2,000 deposit is applied to the purchase price. Should for whatever reason you decide not to proceed with a purchase from Hedbern at this time, your deposit will be fully refunded to you, no questions asked.

STEP TWO - SELECT A HOME
Once a lot is reserved, the process of selecting a house plan begins. This can be done either from Hedbern’s Plans, a plan you already have, or you may wish to develop a completely custom plan with the assistance of Hedbern’s Designer. However we get a plan, it is important to know that we need a complete set of working drawings to be able to provide you with a price to build your home. We cannot price a home from a magazine or a sketch, or a home plan book. If we do not have drawings, they will have to be prepared by a qualified designer, and the cost to prepare the plans will be paid by you, the customer.

Own Plan
If you already have your own plan, and Hedbern approves of that plan, Hedbern will price the construction of this home on the reserved lot. The Customer’s qualified designer will do any work associated with revisions to the drawings and the associated costs will be borne by the customer. Once the drawings are complete, Hedbern will provide a firm quote to do the work, and if the Customer wishes to proceed, an Agreement of Purchase and Sale will be entered into.

Custom Plan
Should the Customer choose to work with Hedbern’s Designer to develop their own unique plan, a quote for the cost of developing the plans will be given to the Customer that will allow for design and drafting time. A Design Agreement will be entered into, and the Customer will pay up front the full amount of the agreed upon Design Fee. Approximately 4 hours of initial design consultation time will be included in the design fee. Once a concept plan is established, the Designer will proceed with preparation of detailed working drawings. Utilizing these drawings, Hedbern will then provide a firm quote to do the work, and if the Customer wishes to proceed, an Agreement of Purchase and Sale will be entered into. Should the Customer decide not to have Hedbern build the home, the fee will not be refunded, but the drawings will become the exclusive property of the Customer. The Design Fee will run from $3,000 to $6,000, depending on the size and complexity of the home. The process from initial design consultation to final quote should take 6 weeks, depending again on complexities, revisions, and schedules of the parties involved.

STEP THREE- AGREEMENT OF PURCHASE AND SALE
Once a lot is secured, a home plan is produced, and a cost for the home has been agreed upon, it is now time to "firm up" by entering into an Agreement of Purchase and Sale. This agreement will cover details such as completion date, purchase price, down payment requirements, and details of your new home.
