Quality Appointments
The following represents some of the key features that Hedbern will include in all homes they construct. Clients may add to or modify items on this list, provided Hedbern does not feel the changes will detract from the aesthetics of the exterior, or compromises the high standards of construction that Hedbern has set for this development.

Interior Features

  • 9 foot ceilings on main floors.
  • I-JOIST Floor System Standard on ALL Models, providing quieter, stronger floors.
  • Ceramic tile at front entry, kitchen, laundry, and all bathrooms is standard on all models.
  • Garages are insulated and drywalled with one coat of white primer paint.
  • 45 oz. carpeting with upgraded underpadding will be the standard
  • On main floor, 7’ high Classique Series colonial doors give extra height.
  • Colonial solid wood trim – 3 ˝ ” Casing and 5 ˝ ” base boards painted white in a washable semi gloss.
  • Single Lever Brass locks and handles.
  • All Archways to be trimmed and painted.
  • Direct Vent gas fireplacestandard on all models.
  • Interior walls finished with washable eggshell paint, with one coat primer and two finish coats in two custom colours.
  • California Knock Down sprayed ceilings in all rooms except kitchens, bathrooms, powder room, & main floor laundry room.
  • Rough in central vacuum to garage, including 110V outlet for Vacuum Canister.
  • Cold Cellar Cantinas located under front entry’s where applicable.
  • Gas piping roughed in to kitchen stove, BBQ location, and gas dryer.

 

Kitchen, Bathroom & Laundry

  • Plate mirrors with Beveled Edges in all bathrooms.
  • Quality Moen Single Lever Taps throughout with pop up drains. All tubs and showers to have single lever controls.
  • All exterior taps and the kitchen taps are isolated from the main water supply to allow for future water softener installation.
  • Roughed in plumbing drain pipes and sewage ejection tank in basement for future 3 pc. bath.
  • All Showers to have Scald Proof pressure balancing valves.
  • White plumbing fixtures are standard.
  • Single laundry tub located in the laundry area.
  • All bathrooms to have exhaust fan vented to outside, plus a ducted HRV system.
  • One piece acrylic tubs and showers where shown.
  • Three exterior water taps.

 

House Exterior

  • Home exteriors finished in Clay Brick or Brick and Stone, with Stucco. Accents of Cape Cod Wood Siding may be used, where applicable. No vinyl or aluminum siding will be used.
  • 2 X 6 Wall Construction, or equivalent
  • Soffit and fascia, eavestroughs and down spouts are maintenance free aluminum.
  • All areas disturbed during construction will be graded, topsoiled and seeded. Complete Landscaping packages are available.
  • Custom architectural Renaissance GXL Fibreglass shingles with a 30 year manufacturers warranty are standard.
  • Driveway surface finished in crushed stone.
  • Interlocking stone walkways to front entry with 4' wide interlocking steps.

 

Electrical, Communication, & Lighting

  • 200 amp electrical service
  • Three waterproof G.F.I. exterior electrical outlets.
  • White Decora switch and receptacle plates throughout.
  • "Connection Ready" for telephone to kitchen, family room, living room, and master bedroom, wired with CAT 5E Structured cable, home run to Communication Panel.
  • “Satellite Television Ready” – Includes RG6 cable run to three TV locations and to a satellite location, complete with finished plates at termination

  • Colonial style metal insulated front entry doors with brass finish grip set and deadbolt, with clad exterior frames.
  • 9’ wide metal insulated roll-up garage doors including electric garage door opener.
  • Premium 6 ft Double Terrace doors with screen in morning area (where applicable).

ENERGY STAR®

  • All home will be constructed to ENERGY STAR standards and certified by a 3rd party independent inspection. ENERGY STAR homes are 30 to 40 % more efficient than the Ontario Building Code standard.
  • Insulation Exceeding Code Requirements for the conservation of energy; R20 walls, R40 ceilings, & R12 basement full height.
  • HRV – (Heat Recovery Ventilator) for optimum ventilation, ducted to kitchen and bathrooms.
  • High Efficiency 92% AFUE Natural gas furnace.
  • All homes will be exterior wrapped with air barrier product such as Tyvek.
  • All electrical boxes in exterior walls are energy saving airtight plastic boxes.
  • Maintenance Free All Vinyl Windows Low E Argon Gas on all elevations including front.
  • Central Air conditioning included with all homes.
  • All below grade areas will be studded full height and insulated with R12 insulation, exceeding the Ontario Building Code.
